Equity Residential Launches Pre-Leasing for 855 Brannan Apartments in San Francisco

Boasting a Walk Score of 94, The LEED Platinum-registered Community Begins Pre-Leasing its 449 New Apartments with Occupancy Slated for Mid-June

Equity Residential is launching pre-leasing at its newest, defining apartment community in the Design District, 855 Brannan, with move-ins beginning in mid-June, announced Jim Kelly, First Vice President Development with Equity Residential. The mixed-use multifamily community, which broke ground in April 2015, adds 449 new apartments and 16,000 square feet of neighborhood-serving retail to the district where the firm recently completed the nearby One Henry Adams apartment community. Featuring rooftop photovoltaic solar panels which provide 90% of the apartment community’s common area energy needs, 855 Brannan is registered for LEED Platinum certification.
Occupying an infill location in a neighborhood under transformation, 855 Brannan was thoughtfully designed by David Baker Architects to complement the existing neighborhood architecture and programmed to enhance the area’s bourgeoning pedestrian experience. Built on 4.5 acres, the community features 37,000 square feet of open space that will include an innovation in modern landscape architecture: A mature redwood grove inspired by the San Francisco firm of CMG Landscape Architecture. To facilitate pedestrian activity, there will be a market and garden mews activating a mid-block connection between Brannan Street and Bluxome Alley.
Additionally, in keeping with the district’s industrial heritage and Equity Residential’s focus on sustainability, 10,000 feet of beautifully-grained, Douglas Fir timber from the site’s previous building was milled down and reused within the common areas of the community including ceilings, walls, bars and benches. According to Kelly, “Re-using the timbers brings an organic texture and warmth to the interior, while incorporating the historic fabric of the district into the high design of the community itself.”
Upon full completion in October 2017, residents will enjoy an expansive rooftop deck with panoramic views of the city skyline, complete with lounge seating, fire pits and stainless steel barbecues. Additionally, residents have an exclusive lounge and demonstration kitchen, a library, a game room, a fitness center with group fitness rooms for classes, plus a dog spa and bike storage. Inside the apartments, residents will take pleasure in the many residences with private balconies and 9-foot ceilings, which are higher than the industry norm.

855 Brannan was designed by David Baker Architects; the innovative outdoor spaces were designed by landscape architect CMG, and Balfour Beatty is the general contractor.
